Beachfront Condominiums Preparation is underway for the 6th level concrete pour with a completion target mid October. Windows and doors have been installed across the first two floors and continue on the third.
Inside, the first three floors continue to take shape, with internal works now well underway. Floor tile installation has begun on the 1st floor, with the next major milestone being the closing up of the interior walls/drywall on this floor, with upper floors to follow soon thereafter.
Pool Lofts The first two Pool Lofts have continued to progress, with roof works now underway while the ground floor slabs of the remaining two are about to be completed. We are excited to see these poolside residences rise above the structure, and await the adjacent resort pool which will also follow soon.
Casitas The Casitas have advanced rapidly, with roof shingles now being installed, and a number of roofs in the final stages of completion. The majority of the private pools structures are completed while windows and doors have arrived and will be installed soon. Inside, the first stages of the fit-out has begun, with interior stud walls now being installed.
Public Areas The Spa and Reception have broken ground, which will include our yoga area shown above. This marks an exciting step as works begin across the wider project amenities. Site services works have commenced whilst Point Grace is closed for this month, allowing our team to complete this work while minimizing any inconvenience caused to existing owners.

Sales Activity Picks Up in Select Areas, Signaling a Positive Shift
Conditional Sales are emerging as the clearest indicator that buyer confidence and transaction activity are strengthening across the Turks & Caicos real estate market, with luxury buyers once again leading the way.
Against a backdrop of recent market sluggishness, we’re encouraged by a significant rise in Conditional Sales (Under Offer), which are substantially outpacing Pending (Under Contract) and offer the clearest sign yet that momentum is turning.
Conditional Sales remain one of the most reliable leading indicators of market direction. In the first half of 2026, 107 conditional transactions totaled approximately US$195 million (list prices), averaging US$1.86 million each, compared with just 37 pending contracts totaling US$58.2 million (average US$1.57 million). Together, these figures suggest the market is beginning to break free from the inertia that has defined much of the past year, a trend confirmed by what we’re seeing firsthand: a meaningful uptick in buyer inquiries, showings, and activity across nearly every segment versus Q1 2026. It’s too early to call it a recovery, but the underlying trend is encouraging.
Perhaps most telling is the resurgence at the top of the market. Luxury and ultra-luxury buyers are typically the first to re-enter as confidence builds, and that pattern is now playing out: conditional activity has surfaced in the above-$20 million segment, alongside US$8.75 million under contract and US$7.8 million sold. The return of significant capital is usually among the earliest signs that a market is regaining traction.
The condominium segment tells a similar story. Only new condos contracted over US$1 million in the first half of the year, yet more than 25 conditional transactions above US$1 million are currently under offer, most of which we expect to convert shortly, particularly on Grace Bay. That gap points to previously sidelined money coming back into play.
If this trend holds, we’d expect closed transaction volume to follow suit over the coming months. Any recovery is likely to be modest rather than dramatic, but the data suggests the market has moved past simply searching for a bottom and is starting to build a bit of forward momentum. The first half of 2026 offers meaningful evidence that the next chapter for Turks & Caicos real estate is beginning to take shape. Happy Summer 2026!

Turks and Caicos Sotheby’s International Realty recently hosted the 2026 CALA Leaders’ Summit, welcoming over twenty-five regional leaders from across thirteen Caribbean and Latin American countries for a three-day gathering focused on collaboration, market insights, and the future of luxury real estate.
The summit, held from May 12–14, brought together affiliate leaders and executives from the Sotheby’s International Realty network for a series of working sessions, presentations, and on-island experiences designed to foster meaningful dialogue and strengthen regional relationships.
The event opened with a sunset catamaran cruise along Grace Bay, offering guests a relaxed setting to connect ahead of the formal sessions. Over the following days, attendees gathered at TCSIR’s EPIC Theatre at Venture House in Grace Bay for a curated program that included global brand updates, regional overviews, affiliate presentations, and a collaborative case study session led by Sotheby’s International Realty’s CALA leadership team.
Highlights of the agenda was a presentation by Mark Durliat, CEO and Co-Founder of Grace Bay Resorts, who shared insights into the evolving landscape of luxury developments in Turks and Caicos, followed by guided tours of key new developments across the island including The Strand Turks and Caicos located in Cooper Jack and South Bank Turks and Caicos located in Long Bay.

The Point by Grace Bay Resorts has reached an exciting and critical stage of the development as they prepare to pour the 4th level, which you may recall is where the two towers connect in the center, and will form the breezeway below, which is an important step forward in bringing the beachfront structure together as one.
Inside, the first floor is beginning to take shape, with internal fit out including stud walls, plumbing, electrical and air conditioning now underway. Window installations have also begun at the West Building. The oceanfront restaurant structure has also moved forward, with the concrete roof poured. For those who will be visiting the site, they remind us that these basement and beachfront structures are designed as green roofs, with views elegantly framed for all residences in the building.
Pool Lofts
Preparatory works for the upper parking garage level are now underway, positioning us well to achieve the Pool Loft slab milestones scheduled for later this year.
The Casitas
14 of the 16 Casitas units are now out of the ground with floor slabs poured and most of the ring beam with flat roof sections poured and roof framing now already underway making a significant achievement.
Public Areas
The design team is putting the finishing touches on the spa and reception areas. They aim to break ground on this key element in the coming months. At the same time, design development continues for the fitness center, racquet sports facilities, and kids’ club.

The Window is Open: The Broadest Selection of Condos, Residences & Land We’ve Seen
We were recently reminded of a memorable meeting in 2021 during heady times, when a billionaire client stated: “This won’t last, you all think you’re rock stars but you’re not!”.
Today, we stand on the flip side of that moment, as we navigate a challenging market where luxury supply (especially regarding Single Family Homes) exceeds demand. Five years ago, luxury buyers, motivated by growing balance sheets and seeking shelter from the Pandemic, went on an historic, luxury real estate spending spree and it created a perfect storm where we had the ideal ingredients of ease of access and use, newer luxury property inventory and safety to capitalize.
As travel and lifestyles evolve, nearly the opposite applies, as homeowners, many of whom are using their homes less than anticipated, have decided to sell with significant profits targeted. Of course, there are other obvious geopolitical reasons for slackening demand and investors often desire calmer waters and clearer skies to purchase.
So, we are clearly in the zone of a buyers’ market. Even at the far reaches of the upper end, except we don’t have that many buyer friendly prices out there (with a few exceptions), as developer costs often exceed budget, and sellers, who don’t need to sell, seem to be ok waiting for their desired pricing.
The good news is that buyers have never had a better selection from which to choose, whether it be condominiums, managed and standalone homes, or select land parcels. Further positive news is the $469M in Pending (contracted) deals – mostly next gen condos led by The Point by Grace Bay Resorts, Arc at South Bank, The St. Regis, Kempinski Grace Bay, The Loren at Turtle Cove and Hyatt Andaz. You’ll soon be hearing more on these new projects.
It is worth noting that our first quarters have become increasingly quiet in recent years, as visitors and potential purchasers perform their due diligence for purchases later in the year. Travel is robust and our activity is up from last year, and we anticipate an uplifting Q2 and balance of the year as we normalize and work on closing the pricing gap between our sellers and buyers.
