Sales Activity Picks Up in Select Areas, Signaling a Positive Shift

Conditional Sales are emerging as the clearest indicator that buyer confidence and transaction activity are strengthening across the Turks & Caicos real estate market, with luxury buyers once again leading the way.

Against a backdrop of recent market sluggishness, we’re encouraged by a significant rise in Conditional Sales (Under Offer), which are substantially outpacing Pending (Under Contract) and offer the clearest sign yet that momentum is turning.

Conditional Sales remain one of the most reliable leading indicators of market direction. In the first half of 2026, 107 conditional transactions totaled approximately US$195 million (list prices), averaging US$1.86 million each, compared with just 37 pending contracts totaling US$58.2 million (average US$1.57 million). Together, these figures suggest the market is beginning to break free from the inertia that has defined much of the past year, a trend confirmed by what we’re seeing firsthand: a meaningful uptick in buyer inquiries, showings, and activity across nearly every segment versus Q1 2026. It’s too early to call it a recovery, but the underlying trend is encouraging.

Perhaps most telling is the resurgence at the top of the market. Luxury and ultra-luxury buyers are typically the first to re-enter as confidence builds, and that pattern is now playing out: conditional activity has surfaced in the above-$20 million segment, alongside US$8.75 million under contract and US$7.8 million sold. The return of significant capital is usually among the earliest signs that a market is regaining traction.

The condominium segment tells a similar story. Only new condos contracted over US$1 million in the first half of the year, yet more than 25 conditional transactions above US$1 million are currently under offer, most of which we expect to convert shortly, particularly on Grace Bay. That gap points to previously sidelined money coming back into play.

If this trend holds, we’d expect closed transaction volume to follow suit over the coming months. Any recovery is likely to be modest rather than dramatic, but the data suggests the market has moved past simply searching for a bottom and is starting to build a bit of forward momentum. The first half of 2026 offers meaningful evidence that the next chapter for Turks & Caicos real estate is beginning to take shape. Happy Summer 2026!

The Window is Open: The Broadest Selection of Condos, Residences & Land We’ve Seen

We were recently reminded of a memorable meeting in 2021 during heady times, when a billionaire client stated: “This won’t last, you all think you’re rock stars but you’re not!”.

Today, we stand on the flip side of that moment, as we navigate a challenging market where luxury supply (especially regarding Single Family Homes) exceeds demand. Five years ago, luxury buyers, motivated by growing balance sheets and seeking shelter from the Pandemic, went on an historic, luxury real estate spending spree and it created a perfect storm where we had the ideal ingredients of ease of access and use, newer luxury property inventory and safety to capitalize.

As travel and lifestyles evolve, nearly the opposite applies, as homeowners, many of whom are using their homes less than anticipated, have decided to sell with significant profits targeted. Of course, there are other obvious geopolitical reasons for slackening demand and investors often desire calmer waters and clearer skies to purchase.

So, we are clearly in the zone of a buyers’ market. Even at the far reaches of the upper end, except we don’t have that many buyer friendly prices out there (with a few exceptions), as developer costs often exceed budget, and sellers, who don’t need to sell, seem to be ok waiting for their desired pricing.

The good news is that buyers have never had a better selection from which to choose, whether it be condominiums, managed and standalone homes, or select land parcels. Further positive news is the $469M in Pending (contracted) deals – mostly next gen condos led by The Point by Grace Bay Resorts, Arc at South Bank, The St. Regis, Kempinski Grace Bay, The Loren at Turtle Cove and Hyatt Andaz. Excitingly, Hyatt Andaz and Arc are both slated to open this year, and we are thrilled to have recently launched The View at Grace Bay and The Loren at Turtle Cove. You’ll soon be hearing more on these new projects.

It is worth noting that our first quarters have become increasingly quiet in recent years, as visitors and potential purchasers perform their due diligence for purchases later in the year. Travel is robust and our activity is up from last year, and we anticipate an uplifting Q2 and balance of the year as we normalize and work on closing the pricing gap between our sellers and buyers.
