Golf Course Living In the Turks & Caicos Islands

The Palmer: A Smarter Kind of Island Living

Some homes have great views and others have a great address. The Palmer has bothโ€”and then some. A brand-new 2025 build tucked inside the Royal Turks & Caicos Golf Club, this four-bedroom home puts you at the center of everything. Grace Bay Beach is just across the street. Local favorites like Rickieโ€™s Flamingo Cafรฉ and Opus Wine Bar are a short walk away. The setting is peaceful and private, but the best of the island is always within reach.

โ€œAs a location, itโ€™s unbeatable,โ€ says developer Jason Blake. โ€œYouโ€™ve got Grace Bay right there, restaurants close by, and the security and value that come with a golf-course community.โ€

Built Smarter. Built for the Islands.

The Palmer makes a striking first impression within the quiet golf club community: modern lines, elegant landscaping and breezy outdoor spaces. But the real magic is in the details.

Developer Jason Blake spent 37 years in hospitality before turning to luxury homebuilding. That experience shaped every decision here. โ€œWe built this home around how people actually want to live and gather,โ€ he says.

The home is fully insulatedโ€”a rarity in this tropical regionโ€”which keeps energy bills low. Its orientation reduces heat gain, and solar technology powers the plunge pool. โ€œWe turned it on six months ago, and it hasnโ€™t stopped,โ€ Jason says. โ€œItโ€™s like a D-cell battery pool.โ€

The main saltwater lap pool is just as smart. โ€œPeople think saltwater means briny waterโ€”but itโ€™s not,โ€ he explains. โ€œThe salt converts to chlorine and back again. Itโ€™s cleaner, easier and more efficient.โ€

Energy efficiency extends throughout the property, with an ultra-efficient AC system that minimizes power use while maintaining consistent cooling. Clerestory windowsโ€”a hallmark of modern designโ€”fill the bedrooms with natural light without forgoing privacy, while intentional high ceilings help to keep rooms cool.

Outside, the landscaping is intentionally low-maintenance, featuring native plants and astroturf for minimal upkeep. A private cistern system irrigates the trees, ensuring sustainability and self-sufficiency even through dry seasons.

And because island life is meant to be shared, The Palmer was designed for entertaining. The outdoor kitchen and screened dining porch make hosting effortless. The pool terrace is ideal for sunset gatherings. Inside, the layout flows naturally from one space to the nextโ€”perfect for dinners with friends, relaxed weekends with family or cocktail parties under the stars.

The property is also fully fenced for privacy and securityโ€”ideal for pet ownersโ€”and includes a discreetly positioned golf hitting net at the rear of the home for practicing your swing. A two-car garage ensures your vehicle will stay cool and out of the sun, while a propane tank (supporting both the kitchen stove and outdoor BBQ) adds further convenience to this thoughtfully designed residence.

Flexible by Design

The Palmer isnโ€™t just a homeโ€”itโ€™s a sound investment opportunity. The fourth bedroom is a self-contained guest suite with its own kitchen, plunge pool,  laundry and private entrance. That versatility opens up possibilities for both investors and homeowners.

โ€œItโ€™s a dream for investors,โ€ says listing agent MJ Williams. Owners can rent the main home and guest suite separately, stay in one while renting the other, or keep both for visiting family and friends.

Golf lovers will appreciate the setting even more. Living beside one of the best courses in the Caribbean means youโ€™re never far from the actionโ€”whether itโ€™s an early tee time with friends or a sunset stroll within the community. It offers a front-row seat to the islandโ€™s most scenic sport, with the golf course becoming part of your everyday environment. Other Royal Turks & Caicos Golf Club amenities include tennis, pickleball, #19 Restaurant and Bar and future plans for resort-like amenities at The Cay Club.

 Details That Make It Special

The Palmerโ€™s appeal is in the detailsโ€”and theyโ€™re everywhere.

From the slatted fencing that channels island trade winds to the strategic window placement that fills rooms with soft natural light, every element was designed for comfort in a tropical climate. Every bedroom on the main level also includes its own outdoor shower, giving the option to shower in the warmth of the sunshine, yet with complete privacy.

A showstopping piece of locally sourced driftwood serves as a unique lighting fixture in the kitchen, anchoring the interiors and bringing the essence of Turks and Caicos into the heart of the home.

Outdoors, lemon and papaya trees offer a touch of self-sufficiency, while a series of shaded patios, breezeways and terraces encourage a slower pace of lifeโ€”the kind that blurs the line between inside and out. And the observation deck, overlooking the pool and golf course beyond, was designed with purpose: a quiet perch for morning coffee or an evening drink as the sun sets over the course.

โ€œEverything was deliberate,โ€ Jason says. โ€œWe built this home to reflect how people want to live hereโ€”with great AC and modern interiors, but also plenty of outdoor space, privacy and functionality.โ€

Easy to Love. Hard to Beat.

With four bedrooms, two pools, nearly 4,000 square feet of living space, and one of the best locations on the island, The Palmer checks every box. Itโ€™s private but connected. Sophisticated but easy to live in. Practical but deeply luxurious.

Whether youโ€™re searching for a forever home, a flexible investment or a golf enthusiastโ€™s  retreat, The Palmer proves you donโ€™t have to compromise. Itโ€™s the rare home that delivers on every frontโ€”smart, stylish and built for the way people really want to live in Turks and Caicos.

Monday, July 7th, 2025 โ€“ The 23rd Annual Jadop Cup Dinner and Golf Tournament marked another successful weekend.

The weekend commenced on Friday, June 20th, with a dinner hosted by the Wine Cellar. Attendees arrived at the elegant Lua Restaurant & Bar, located at the South Bank Resort, and were greeted with a thoughtfully prepared welcome drink by Paolo Patitucci of Cocktail Perfetto.

Attendees were treated to a thoughtfully curated five-course meal, each dish perfectly paired with wines from the esteemed Kobrand portfolio. During the evening, talented young artist Bryanca Brown created a live painting to commemorate the night. This original piece, along with other exciting prizes, was auctioned live to raise funds for the impactful work of the TC Health and Wellness Foundation (TCHWF).

On Sunday, June 22nd, the excitement continued with the Jadot Cup Golf Tournament at the Royal Turks and Caicos Golf Club. Nineteen teams came together to show their support. After an engaging day on the green, participants gathered at the #19 Bar and Restaurant for a delightful buffet-style dinner and the official announcement of the tournament winners. Congratulations to this yearโ€™s first-place team: Mark Fulford, Mervin Cox, Carl Simmons, and Perry Delancy.

Thanks to the generosity of all involved, the weekend successfully raised funds to support critical health education, community outreach programs, and individuals living with HIV/AIDS in the Turks and Caicos Islands.

We extend our sincere thanks to all sponsors who made this event possibleโ€”with special appreciation to The Summit for joining us as one of this yearโ€™s valued sponsors.

The TC Health and Wellness Foundation is deeply grateful to our board members, sponsors, donors, volunteers, and the entire community. Your continued support is the driving force behind our mission and success.

The 65th Annual Caribbean Amateur Golf Championship A Resounding Success

Press Release: August 8, 2022

Location:  Providenciales, Turks & Caicos Islands

The 65th Annual Caribbean Amateur Golf Championship held in Providenciales, August 1st to 5th, 2022, at the Royal Turks & Caicos Golf Club with luxury accommodation generously provided by The Ritz-Carlton Resort, organized by Roberto Stipa of Desarrollos Hotelco Group is now complete.  With an enormous amount of support from the amazing TCI community the five-day championship event was hugely successful.  During the Opening Ceremony held at the golf clubhouse on August 2nd the eight visiting Caribbean nations, including Bahamas, Barbados, Cayman Islands, Dominican Republic, Jamaica, Puerto Rico, Trinidad & Tobago, and USVI were warmly welcomed by His Excellency Governor Nigel Dakin, by Mr Alvin Parker, Director of the TCI Sports Commission and Fraser Dods, President of the TCI Golf Association.  With the practice round also completed that day, the golf tournament was declared open and the highly competitive three round medal play championship event was ready to begin.

The course conditions were superb, thank you to the course superintendent, Tim Mack, and his greenkeeping crew who worked diligently during each day and the weeks prior to ready the course for this elite event.  The Caribbean Golf Association President, Sydney Wolf from Puerto Rico and the CGA executive team were responsible for the course marking set-up, tournament reporting and officiating. The pin placements provided ample challenges for most competitors and the narrow fairways combined with the prevailing trade winds offered course management encounters for the long ball strikers with the talented players with good course management coming out on top.  This annual championship is primarily a team event with the men vying for the coveted Hoerman Cup and the women competing for the George Teale Trophy.  With the World Amateur Golf Ranking recognizing this as a major amateur championship, awards are also presented to the top players.

The Proshop Staff, led by Sean Wilson and Dave Douglas, worked hard organizing the golfers and team coaches each day delivering impeccable golf services throughout the week as the team players arrived dressed in daily tournament uniforms and the proud coaches displayed flags on their service golf carts in support of their teams. The Food and Beverage Staff at #19 Bar & Restaurant, led by Paul Slattery and Ronnie Rigby, offered outstanding services throughout the week starting with a delicious Caribbean Buffet for the Opening Ceremony and menu options during the week.

With several months of preparations to organize and manage this event, the TCI Golf Association Tournament Committee along with the dedicated Volunteers were very pleased to watch the Awards Ceremony on August 5th where Puerto Rico successfully defended the Hoerman Cup, and the lovely Jamaican womanโ€™s team captured the George Teale Trophy this year.  The individual awards went to Kelvin Hernandez of Puerto Rico who shot stellar rounds of 72, 68, 70 and Holly McLean of Cayman Islands with scores of 75, 72, 73.  Team TCI finished the week in 7th place out of the nine competing nations in the Hoerman Cup and 5th place in the George Teale Trophy.  In the individual divisions our top player, 15-year-old, Kurt Rivers finished in 14th place and 67-year-old JP Srinark finished in 32nd place out of 50 players.  Top TCI woman player, Andrea Todd completed the event in 9th place out of 20 in the womanโ€™s individual division.

Congratulations to all involved, in particular our very generous Sponsors and the R&A, without this combined effort hosting this golf championship would not have been possible. The event culminated with a Sunset Sail send off for the visiting Caribbean nations, sailing across Grace Bay with a chance encounter with our very own JoJo!  A beautiful finish to an incredibly successful week by all accounts.
