Q & A Interview with Real Estate Advisor, Dee Agingu

We sat down with Dee to find out more about this magnificent property which sits so proudly on the corner of Leewardโ€™s Canal and this is what Dee had to say.

What is so special about Below Deck? 

Itโ€™s location. The remarkable property is aย  6-bedroom 5-bathroom enchanting tropical canal front sanctuary nestled in the heart of the Leeward community, one of the most exclusive communities in the Turks and Caicos Islands. Beyond the electronic gate, a circular driveway leads you through lush landscaping adorned with palm and flowering trees, creating an inviting entrance. And to top it off, it has its own private dock, a 120 foot dock to be exact! What not to love?

What was your first impression of the property? 

The undisputed landscape. Lush landscaping that is perfectly manicured and lovingly maintained with mature coconut trees and vibrant tropical plants. The lovely driveway leads to an impressive main door. Step inside to a spacious open-plan living area with vaulted ceilings and contemporary furnishings, radiating comfort and relaxation. The kitchen is designed for entertaining, featuring high-end appliances, a walk-in pantry, and a large center island with seating. Connected to this space is a lounge and custom cocktail bar area with French doors opening to a pergola-shaded terrace, overlooking the pool area and the lovely canal beyond.

What is your favorite room and why ?

The open concept living/dining/kitchen. It has views of the beautiful gardens, pool, fire pit and turquoise waters of the canal, perfect for entertaining family and friends.

What is your favorite thing about the property?

I particularly love the tranquility of the primary bedroom which has a lovely massive bathroom complete with an outdoor steam shower. You can feel totally one with nature in your own home.

In or out? Where do you spend more time? 

Indoors in the main living area, but the outside is inviting too. Go in and out for short walks, paddle boarding or boating on the canal to the ocean which is less than 7 minutes out. I must add that in the back garden, there are multiple seating and lounging areas surrounding the poolside lounge with a pergola, showcasing the elements of nature with a waterfall firepit. 

What is that one thing any buyer would fall in love with? 

The layout of the property allows a harmonious one level living space. The primary suite is a luxurious oasis with a king-sized bed, sitting area, and a delightful ensuite bathroom with an abundance of natural light. And what about your guests? There are 3-bedrooms in the main house and for further accommodation, there is a 1-bedroom poolside cottage with a kitchenette and bathroom, and a self-contained 876 SQ.FT. guest house with a living area and kitchen.

The pool or the canal? And why? 

When there is a canal in your backyard, it is difficult to stay indoors. The canal offers direct access to the open ocean and is perfect for non-motorized water sports. With endless possibilities for the avid boater to go exploring the many hidden beaches in the Turks and Caicos Islands; go kayaking or paddle boarding on the mangroves close by.ย

Six $10M+ Home Sales in Turks and Caicos in the Last 5 Years

The Residence: COMO Parrot Cay, Turks and Caicos Islands

In the last decade, Turks and Caicos Islands (โ€˜TCIโ€™) has become known as a preferred location for High Net Worth (โ€˜HNWโ€™) and Ultra-High Net Worth Individuals (โ€˜UHNWIโ€™).

With year-round sunshine, clear turquoise waters and easy accessibility from most major North American cities and London, UK, it is easy to understand why TCIโ€™s real estate market has moved from strength to strength. Strong fundamentals: an economy utilising the US dollar, a friendly local government strengthened by a UK Governor, a handful of innovative and professional architects, builders, and real estate professionals, and no annual property taxes sustain the market. 

More importantly however, this rise to fame as a HNW and UHNWI location, is directly attributable to one serendipitous timeline that begins in the late 80โ€™s with the first wave of development.  This period and slow crawl towards tourism saw quality low-density condominium resorts arising with a maximum of 3 levels, a requirement that remained in place until the 90โ€™s with small increases in the 2000โ€™s. 1. Celebrity Home Sale in Parrot Cay

The Residence: COMO Resort, Parrot Cay, Turks and Caicos Islands

In July 2019, The Residence sold for $27M, weighing in as the second highest sale price in TCI (hint-hint: the highest sale price was also located on Parrot Cay). With box-office record breaking films like Die Hard, Pulp Fiction and the Sixth Sense under his belt, this American actor with German roots fell in love with a plot of land in Parrot Cay in the 1990s and set about creating a family compound which spanned roughly 8 acres and includes three homes, set apart distinctly over a remarkable sunset-facing beachfront cove. With 11 bedrooms, wrap around decking and an expansive 35,000 SF, this home saw multiple birthdays, summer and winter holidays, and most recently a vow renewal, before it took its place with its rightful new owner. 

2. A Musical Legendโ€™s Estate Sells in Turtle Tail

Princeโ€™s Island Estate: Turtle Tail, Providenciales, Turks and Caicos Islands

This is what it sounds like whenโ€ฆ. history is made and one chapter closes. The musical icon that brought us hits such as โ€œPurple Rainโ€, โ€œWhen Doves Cryโ€, and my personal favourite โ€œRaspberry Beretโ€, purchased land on a rare peninsula in Turtle Tail, housing only one other neighbour. Complete with two adjacent waterfront land parcels of 2.74 acres, this Estateโ€™s glory is attributable not only to its legendary ownership, but also due to it selling in under five months on market. The 5.74 peninsula with 6 bedrooms over nearly 10,000 SF sold after utilising Ro0omy technology to virtually curate the interiors, in June 2019, for $10.8M.

3. A Beachfront Bajan Beauty sells along Grace Bay
