Building a Beach & Canal Front Boating Community on the Garden Island of North Caicos!
North Caicos is awakening to its potential as the new development island in the Turks & Caicos Islands. With the new ferry and port facility at Belfield’s Landing now online and expanding, to the promise of the airport reopening, along with a new FBO to accommodate private jets, and the North Caicos Yacht Club now offering many new canal front lots, as well as custom villas with an on island contractor and developer financing readily available, investment in North Caicos has never been more solid.
Over the last couple of decades savvy investors have been purchasing coveted undeveloped beach front properties in North Caicos from Sandy Point to Whitby. These prospectors have been betting on North Caicos emerging as the โNew Providencialesโ. Although time has moved slowly, we are seeing positive signs of this inevitability. Proof of concept is already evident in the ultra-luxury development of Parrot Cay, the neighboring island to the west, with stunning multi-million-dollar beachfront villas, spa, restaurants, and beach club.
North Caicos is not about exclusivity, in fact just the opposite. The island is about inclusivity, having opened its shores to international homeowner/investors looking for a slice of paradise and a throwback to the pioneering days of Provo, with modern comforts that come with the infrastructure already in place and slated for the future.
The North Caicos Yacht Club, likened to an early Leeward on Providenciales, has all the makings of the next premier destination in the Turks & Caicos Islands, without the accompanying price tag. The North Caicos Yacht Clubโs marina, beach club and restaurant amenities will offer North Caicos residents a new option for dining, entertainment, and relaxation. Additionally, the NCYC developers have many years experience building on North Caicos which eases the new construction process on this outer island.
North Caicos offers a diverse range of real estate options, including canal-front residential lots, beachfront lots, and mixed-use properties. With three reserves already sold, this development is quickly capturing attention.
Prime Canal-Front Lots
44 available lots ranging from 0.35 acres to 1.49 acres
Canal frontages from 60 Ft of Frontage to 308 Ft of Frontage
Starting at an attractive price of $265,000, these lots provide an exceptional opportunity for residents of Providenciales and beyond to secure canal-front living in a neighborhood already equipped with paved roads and underground utilities
Mixed-Use Lots
7 remaining lots, ranging from 0.91 acres to 5.29 acres
Canal frontage from 150 Ft to 690 Ft of Frontage
Notably, one standout commercial lot features: 1090 Ft of Beach Frontage, 613 Ft of Canal Frontage and 1,512 Ft of Road Frontage
Building Plans Available
1-bedroom canal front homes starting at $595,000
3-bedroom canal front homes starting at $1,180,000
4-bedroom canal front homes starting at $1,725,000

Renowned for its crystal-clear water and powdery white sand beaches, Turks and Caicos is a Caribbean paradise youโll want to visit again and again. The landscape and wide range of activities promise to delight every time you go to the Turks and Caicos Islands, and while there are plenty of elevated accommodations already, several new properties are popping up on the archipelago. Within the next two years, eight major properties are slated to open, including an Andaz, a Kempinski and a Marriott Luxury Collection hotel.
The country has 40 islands and cays, only eight of which are inhabited and perfect for a day of boat exploration or even hotel hopping from island to island. For those who want a truly secluded experience, there are also several private island hotels offering a serene and exclusive beach stay. Thereโs something for everyone in Turks and Caicos: family-friendly resorts, beach villas perfect for a group trip and luxurious rooms with an ocean view perfect for a romantic getaway. Best of all, this destination is a quick direct flight from multiple U.S. and Canadian cities, and thereโs also a direct route from London.
THE STRAND
Opening November 23, The Strand Turks and Caicos, part of LHW, will be a sustainability-first property, with 75 percent of the resortโs power supplied by solar energy and a partnership with the Butterfly Pavilion to establish the Caribbean’s first Pollinator Sanctuary. The oceanfront resort will have single-bedroom suites, multi-bedroom villas, and private residences with a focus on indoor-outdoor living and hand-crafted infinity pools. Foodies will love The Delmar, an upscale beachfront restaurant serving fresh seafood, prime steaks, and globally inspired cuisine cooked on a wood-fired Parrilla. Activities ranging from water sports, tennis, pickleball and racquet sports will be offered; the resort will also feature a kidsโ club, beach access and an exclusive marina with a Boston Whaler and private captain to explore nearby coves and beaches.

Grand Turk has emerged as the destination that American travellers searched for the most on Skyscanner over the last year.
In its 2025 Trending Destinations (Travel Trends) report, Skyscanner reported that Grand Turk was the most searched destination, among the top ten destinations that saw the biggest increases in searches over the past 12 months.
Searches for Grand Turk increased by 528 percent, with the Turks and Caicos Islands being the top trending destination for those looking to relax in nature.
“As travelers turn to social media for inspiration, Turks and Caicos Islands has seen increased interest as celebrities like the Kardashians, Biebers, and Drake and influencer brand trips have popularised the destination โ showcasing its natural beauty and perfectly Instagrammable backdrops,โ Skyscanner said in its report.
Minister of Tourism, the Hon Josephine Connolly expressed her delight with the results of Skyscannerโs analysis.
“As the US market is our number one source market, I am very pleased to see that our American visitors continue to embrace the warmth, calm and beauty of our multi-island destination as evidenced by the searches for Grand Turk.
“We are beautiful by nature and each of our eight inhabited islands offer visitors a unique experience.โ
In reference to Grand Turk, she explained that Experience Turks and Caicos is working with other tourism stakeholders to create new tourism products and enhance the visitor experience there.
“From new signage on historical sites to the November launch of a Taste of Turks and Caicos culinary event every Thursday during cruise ship hours to showcase local cuisine and culture to visiting cruise passengers, they are dedicated to positioning the nationโs capital as one of the top destinations within the Turks and Caicos Islands,โ Connolly said.
The Cruise Capital of the Turks and Caicos Islands, Grand Turk is rich in history, a walk along the capital city Cockburn Town, transports visitors to an age when salt production was dominant and colonialists from Bermuda inhabited the island leaving behind their distinct architecture.
Grand Turk is also a key player in NASAโS history. After orbiting the Earth in 1962, Colonel John Glennโs capsule touched down in the Atlantic Ocean east of the Turks and Caicos and his first step on dry land took place on Grand Turk. Today, a display paying homage to that landing resides in the Turks and Caicos National Museum and a replica of the capsule is displayed near to the JAGS McCartney Airport.
The museum itself contains a wealth of fascinating displays, including a 500-800-year-old Lucayan carved wood ceremonial chair, and artifacts from the Molasses Reef Wreck, which was the oldest European shipwreck excavated in the Western Hemisphere.

In a span of just 10 months, the Turks and Caicos Islands have welcomed over one million visitors, encompassing both air and cruise arrivals. The Ministry of Tourism recently released these statistics, and Tourism Minister Hon Josephine Connolly expressed her satisfaction with the growing influx of visitors and the enhanced offerings for tourists across the islands.
Renowned for its pristine turquoise waters, white sand beaches, world-class resorts, culinary diversity, cultural experiences, and natural beauty, often referred to as ‘Beautiful By Nature,’ the Turks and Caicos Islands continue to attract visitors seeking barefoot luxury and unique experiences.
The increased visitation serves as a testament to the destination’s appeal, prompting Minister Connolly to highlight the country’s efforts to diversify the product experience. She emphasized encouraging visitors to explore the culture, heritage, and various activities available for both day tours and overnight stays beyond Providenciales.
Long Bay Beach: The Shore Club
For the period spanning January to October 2023, the Turks and Caicos Islands witnessed 535,893 visitors arriving by air and 677,943 via cruise. Air arrivals for this period marked a 4.8 percent increase over 2022, representing 18 percent growth compared to the figures from 2019. Cruise arrivals, totaling 677,943, indicated a significant 30.5 percent increase compared to the same period in 2022.
Maintaining a consistent trend, the United States continued to be the leading source market, contributing 434,343 arrivals in the ten-month period. The Canadian market saw 35,606 arrivals, and the United Kingdom contributed 8,541 arrivals. Minister Connolly anticipates further increases from the UK and Europe with the introduction of Virgin Atlantic flights.
Stacy Cox, CEO of the Turks and Caicos Hotel and Tourism Association (TCHTA), emphasized that the growth across all source markets bodes well for the destination, especially leading into the US Thanksgiving holiday, as evident in the current week’s visitor arrivals.
Notably, esteemed travel and lifestyle publications such as Travel + Leisure and Conde Nast Traveler have listed the Turks and Caicos Islands among the must-visit destinations for 2024. This recognition further supports the expectation of surpassing visitation figures from both 2019 and 2022.
