On November 23, Nina Siegethenthaler and Joe Zahm of Turks and Caicos Sotheby’s International Realty, listing brokers for the iconic Arc Penthouse, were proud to attend the topping-off ceremony alongside the Windward team. It was a privilege to be part of this meaningful occasion for South Bank Resort as they reached a pivotal point in the project’s construction.
They were joined by the remarkable Piero Lissoni and the talented Windward TCI group. The Topping-Off ceremony marked an important milestone for this groundbreaking development. Reaching the highest point of construction is more than a structural achievement—it represents years of thoughtful planning, creativity, and collaboration coming together in tangible form.

Moments like these provide an opportunity to pause, reflect, and appreciate the collective effort behind something truly special. Hearing Piero speak about his vision for Arc was especially inspiring. His approach—deeply rooted in community, shaped by the natural landscape, and guided by the shared dedication of everyone involved—was both thoughtful and powerful. His humility and clarity of purpose are reflected in every line of Arc’s design, reinforcing why this project truly stands apart.

About Turks & Caicos Sotheby’s International Realty Turks & Caicos Sotheby’s International Realty (TCSIR) is the premier luxury real estate brokerage firm in Turks & Caicos. Boasting a profound track record and significant foothold in all market segments, particularly new development and trophy properties, TCSIR is the go-to resource for developers, investors, home-buyers and sellers in this highly sought-after destination. With strong leadership backed by the world’s greatest international luxury real estate brand, and a strong team of agents, TCSIR is influential in both the local community as well as the greater real estate industry worldwide. The firm’s signature office is ideally located in uptown Grace Bay with satellite offices at Grace Bay Club, The Palms, Point Grace and South Bank.
The Royal Turks and Caicos Islands Police Force hosted a Stakeholders Meeting at the Turks & Caicos Sotheby’s International Realty brand new EPIC Theatre in Grace Bay yesterday, where members of the Force Executive, led by Commissioner Fitz Bailey, engaged directly with business representatives.
Attendees raised several issues, including traffic violations, police presence, and overall public safety.
Commissioner Bailey said policing relies heavily on collaboration with the public, noting that no organization can tackle crime alone.
He highlighted that, with globalisation, many businesses are adopting target hardening measures and reaffirmed the police’s role as stewards of public safety and key contributors to economic stability.
“When crime is low, investors feel confident,” the Commissioner said, adding that based on statistics from January 1st to October 31st, 2025, there were 43 reported incidents involving tourists. Of these:
18 were offences against the person
23 were property-related crimes where no individual was present, but unattended items were taken away
2 were offences against the State.
“Overall, we have been able to keep tourists safe. When we look at the annual visitor numbers of approximately two (2) million per year, these reports represent approximately 0.00215% of tourists being victims of crime. If we focus only on incidents where a person was likely present, that figure drops to 0.0009%,” Commissioner Bailey said.
Also in attendance were Acting Deputy Commissioner Kendall Grant, Assistant Commissioner Darron Williams, Acting Assistant Commissioner Dwight Gardiner, and Acting Superintendent Kemron Lowhar.
Yesterday’s stakeholder event forms part of Police Week activities, celebrating 226 years of policing in the Turks and Caicos Islands.
Some homes have great views and others have a great address. The Palmer has both—and then some. A brand-new 2025 build tucked inside the Royal Turks & Caicos Golf Club, this four-bedroom home puts you at the center of everything. Grace Bay Beach is just across the street. Local favorites like Rickie’s Flamingo Café and Opus Wine Bar are a short walk away. The setting is peaceful and private, but the best of the island is always within reach.
“As a location, it’s unbeatable,” says developer Jason Blake. “You’ve got Grace Bay right there, restaurants close by, and the security and value that come with a golf-course community.”
Built Smarter. Built for the Islands.
The Palmer makes a striking first impression within the quiet golf club community: modern lines, elegant landscaping and breezy outdoor spaces. But the real magic is in the details.
Developer Jason Blake spent 37 years in hospitality before turning to luxury homebuilding. That experience shaped every decision here. “We built this home around how people actually want to live and gather,” he says.
The home is fully insulated—a rarity in this tropical region—which keeps energy bills low. Its orientation reduces heat gain, and solar technology powers the plunge pool. “We turned it on six months ago, and it hasn’t stopped,” Jason says. “It’s like a D-cell battery pool.”
The main saltwater lap pool is just as smart. “People think saltwater means briny water—but it’s not,” he explains. “The salt converts to chlorine and back again. It’s cleaner, easier and more efficient.”
Energy efficiency extends throughout the property, with an ultra-efficient AC system that minimizes power use while maintaining consistent cooling. Clerestory windows—a hallmark of modern design—fill the bedrooms with natural light without forgoing privacy, while intentional high ceilings help to keep rooms cool.
Outside, the landscaping is intentionally low-maintenance, featuring native plants and astroturf for minimal upkeep. A private cistern system irrigates the trees, ensuring sustainability and self-sufficiency even through dry seasons.
And because island life is meant to be shared, The Palmer was designed for entertaining. The outdoor kitchen and screened dining porch make hosting effortless. The pool terrace is ideal for sunset gatherings. Inside, the layout flows naturally from one space to the next—perfect for dinners with friends, relaxed weekends with family or cocktail parties under the stars.
The property is also fully fenced for privacy and security—ideal for pet owners—and includes a discreetly positioned golf hitting net at the rear of the home for practicing your swing. A two-car garage ensures your vehicle will stay cool and out of the sun, while a propane tank (supporting both the kitchen stove and outdoor BBQ) adds further convenience to this thoughtfully designed residence.
Flexible by Design
The Palmer isn’t just a home—it’s a sound investment opportunity. The fourth bedroom is a self-contained guest suite with its own kitchen, plunge pool, laundry and private entrance. That versatility opens up possibilities for both investors and homeowners.
“It’s a dream for investors,” says listing agent MJ Williams. Owners can rent the main home and guest suite separately, stay in one while renting the other, or keep both for visiting family and friends.
Golf lovers will appreciate the setting even more. Living beside one of the best courses in the Caribbean means you’re never far from the action—whether it’s an early tee time with friends or a sunset stroll within the community. It offers a front-row seat to the island’s most scenic sport, with the golf course becoming part of your everyday environment. Other Royal Turks & Caicos Golf Club amenities include tennis, pickleball, #19 Restaurant and Bar and future plans for resort-like amenities at The Cay Club.
Details That Make It Special
The Palmer’s appeal is in the details—and they’re everywhere.
From the slatted fencing that channels island trade winds to the strategic window placementthat fills rooms with soft natural light, every element was designed for comfort in a tropical climate. Every bedroom on the main level also includes its own outdoor shower, giving the option to shower in the warmth of the sunshine, yet with complete privacy.
A showstopping piece of locally sourced driftwood serves as a unique lighting fixture in the kitchen, anchoring the interiors and bringing the essence of Turks and Caicos into the heart of the home.
Outdoors, lemon and papaya trees offer a touch of self-sufficiency, while a series of shaded patios, breezeways and terraces encourage a slower pace of life—the kind that blurs the line between inside and out. And the observation deck, overlooking the pool and golf course beyond, was designed with purpose: a quiet perch for morning coffee or an evening drink as the sun sets over the course.
“Everything was deliberate,” Jason says. “We built this home to reflect how people want to live here—with great AC and modern interiors, but also plenty of outdoor space, privacy and functionality.”
Easy to Love. Hard to Beat.
With four bedrooms, two pools, nearly 4,000 square feet of living space, and one of the best locations on the island, The Palmer checks every box. It’s private but connected. Sophisticated but easy to live in. Practical but deeply luxurious.
Whether you’re searching for a forever home, a flexible investment or a golf enthusiast’s retreat, The Palmer proves you don’t have to compromise. It’s the rare home that delivers on every front—smart, stylish and built for the way people really want to live in Turks and Caicos.

Turks and Caicos Real Estate: Positioning for the Push
Calm on the Surface, Power Beneath the Waves Q3 wasn’t about fireworks—it was about focus. The Turks and Caicos real estate market slipped into its usual summer rhythm this quarter, with overall sales volumes pulling back noticeably from Q2. But the story isn’t about the slowdown. The real story is what’s happening underneath it: serious buyers circling, record-setting deals closing, and momentum quietly building beneath the surface.
The seasonal “Gone Fishing” lull—a blend of travel patterns, global volatility and strategic patience—gave everyone room to breathe. Sellers recalibrated. Developers regrouped. Buyers sharpened their pencils. Whether Q4 delivers the seasonal uptick some anticipate remains to be seen, though the underlying fundamentals suggest the market is positioning for a strong year-end push.
Buyers Have the Edge—For Now For the first time in a while, the tide has shifted. Inventory is rising, and with it comes opportunity. More listings. More choice. More leverage. Pricing is starting to show signs of flexibility, and disciplined buyers who have been waiting on the sidelines are beginning to move.
And this isn’t just filler inventory—we’re talking about best-in-class villas, ultra-luxury beachfront estates, and rare land parcels that haven’t been on the market in years. For buyers who understand timing, this is the window they’ve been waiting for.
New Development, New Momentum While resales paused for breath, the development side of the market kept its foot on the gas. Global brands and visionary architects are reshaping the landscape and raising the bar for luxury in the Caribbean. Standouts include:
• The Point by Grace Bay Resorts (SWA Architects and Young Huh Design) • M-House by Beach Enclave (Blakstad Ibiza Architects) • Arc at South Bank (Piero Lissoni) • Janu by Amanresorts (coming soon) Manual Cervantes • The Reserve at Grace Bay by Beach Enclave (Jacobsen Arquitetura) (coming soon)
And the spotlight is firmly on The Strand, with resort operations and its rental program launching this fall—a defining moment for one of the region’s most ambitious projects.
Big Deals Still Getting Done If you think the summer slowdown means buyers stopped spending, think again. The quarter saw a string of headline-worthy transactions that prove demand for exceptional properties hasn’t gone anywhere:
Coral Pavilion: $16.5M, Long Bay Beachfront Land: $6.9M
Grace Bay Club Estate E403/404: $6.35M, Villa Khaya: $3.85M
These aren’t just sales—they’re statements. Buyers are still chasing quality, and they’re willing to pay for it.

United Way Turks and Caicos Islands has wrapped up its 2025 Summer Enrichment Camp, a two‑week programme held from July 7th to 18th that brought together 120 children for a unique mix of education, creativity, and community involvement.
Led by CEO Claudine Ewing, the initiative was designed not only to engage students during the summer months but also to foster meaningful academic and personal growth. Ewing described this year’s camp as “transformative,” noting the noticeable gains made by students, particularly in reading and self‑confidence. “Our goal was not just to provide summer fun but to create opportunities for meaningful growth,” said Ewing. “We witnessed incredible transformations, especially among our young readers who began the camp unsure of themselves and ended it empowered.”
Literacy in Focus One of the most impactful components of the programme was a targeted reading intervention initiative, designed to support 18 students between the ages of 6 and 9 who were struggling with foundational literacy skills. Using a combination of small-group instruction, games, and literacy-focused activities, the students showed measurable improvement in both fluency and confidence over the course of the camp. This short-term programme mirrors United Way TCI’s longer-term commitment to literacy, delivered through its “Yes I Can Read” intervention programme, which operates throughout the academic year.
Eleven Students, Eleven Success Stories One of the most emotional highlights came during a recognition ceremony for 11 Grade 6 students who had previously struggled with reading. After enrolling in United Way’s after‑school tutoring programme during Grade 5, all 11 passed their Caribbean Primary Exit Assessment (CPEA) and are now preparing to begin high school. Each student received a certificate and an iPad, presented in the presence of their sponsors. That moment served as a testament to the impact of targeted intervention when combined with community support, consistent instruction, and student resilience.
Donors and Community Support United Way TCI expressed heartfelt gratitude to the many donors and sponsors who made both the Summer Enrichment Camp and the literacy intervention programme possible. Recognized contributors included Turks & Caicos Sotheby’s International Realty Vice President and Director of United Way TCI Nina Siegenthaler, Grant Noble, the Schechter Family Foundation and more. Their support helped provide key resources, engaging activities, and recognition for students who achieved academic breakthroughs.
The camp culminated in a lively celebration featuring cotton candy, ice cream, music, and interactive group activities—marking the end of a summer shaped by growth, discovery, and renewed community spirit.
Looking Ahead With the success of its literacy work, United Way plans to expand “Yes I Can Read” to more schools in the coming year. The organisation remains dedicated to providing personalized, evidence-based instruction and helping every child in Turks and Caicos reach their full potential. “Reading is the gateway for children that makes all other learning possible,” said Ewing. “We are proud of the progress made and grateful to the community that helped make it happen.”
